Ask any community manager what residents complain about in the summer, and the dumpster corral is near the top of the list. Shared bins fill fast, get emptied on a fixed schedule, and sit in the sun the rest of the week.
The fix isn't more pickups. It's cleaning the containers and the pads they sit on. Washing and sanitizing carts removes the residue that causes odor, and pressure washing the concrete pad lifts the grease and leachate that keep smelling even after the bins are gone.
Recurring service is what makes it work. A weekly or bi-weekly visit for apartments, or a monthly one for HOAs with individual carts, keeps the area from sliding back. Managers get one less thing to field complaints about, and residents notice.
Many HOAs also arrange a neighborhood-wide clean day, where every home's carts are washed on the same pickup day. It's simple to coordinate and keeps the whole street looking and smelling better.
